FAQs

  • When is a flat roof a good option?

It’s not just the type of material that can make a difference, the expertise used to install the roof initially is also a factor. Even if the roof is installed correctly, if it hasn’t been insulated or lacks a suitable drainage system, it’s going to deteriorate more quickly. Factors such as the underlying condition of the roof structure and the amount of condensation that builds up under the roof also make a difference to longevity.

The level of repair and maintenance also matters. Flat roofs are less stable than a pitched version, so even a small rip or loosened section can result in significant deterioration in a relatively short space of time.

We are happy to advise on the type of flat roof that’s going to be best for your specific project, ensuring you end up with a cost-effective option that offers great value.

  • How long do flat roofs last?

The short answer is, no more than any other type of roof in most cases. The factors that affect deterioration in flat roofs are the same as those that affect a pitched roof. Severe weather, old age, a history of poor maintenance, an exposed location or poorly carried out repairs are all factors that may mean your roof needs more TLC than usual, regardless of pitch.

In the same way, as for a pitched roof, we recommend that property owners or managers regularly inspect their roof for signs of wear and tear, evidence of leaks or other signs that a repair is needed. As drainage is especially important to the condition of a flat roof, we suggest being particularly vigilant in ensuring eavestroughs, downpipes and drains are working well and in good condition.

Through regular inspection, it’s possible to pick up signs that the roof requires work before a leak or major issue develops. Signs that require further investigation include ripples, uneven surfaces, water pooling on the roof, compromised joints, the surface membrane peeling away, or other signs of wear and tear.

  • Do flat roofs have a drainage problem?

Problems come when the roof has additional stress on some parts of the roof, causing it to sag and stretch. A sagging roof provides the opportunity for greater quantities of run-off to collect creating ponding which may increase the chances of a leak.

Other issues may include dips where there are joints,  or a run-off drainage system that’s blocked, in poor repair or incomplete.

In most cases, a roof that’s correctly installed and has an effective, operational drainage system is going to get rid of surface water reasonably quickly. Although there is some concern about snowfall, all roofs, regardless of pitch, have the potential to be damaged by snow. Modern roofing systems are extremely durable, which means they can usually cope with whatever the weather throws at them.

  • Do flat roofs require lots of maintenance?

Severe weather, old age, a history of poor maintenance, an exposed location or poorly carried out repairs are all factors that may mean your roof needs more TLC than usual, regardless of pitch.
